We pursue and purchase properties in the pre-foreclosure stage, Bank Owned Properties = REO’s and we also buy/purchase 1st Trust Deeds/1st Mortgage Notes that are in default from other Lenders and Banks.

During the process, we;

1 - DO NOT offer Predatory Loans. If we offer a loan, it is under “reasonable terms”, with a single digit interest rate. Many predatory lenders offer a loan to a distressed Owner with egregious terms and conditions they know will never be met, usually with the intent of eventually owning the property thru foreclosure. 

2 - DO NOT make false promises, including offering a “fake Sale and Lease Back”, which is just another way to “steal” or take advantage of a distressed property owner.

3 - DO NOT charge ANY upfront fees to a distressed property owner - EVER.

4 -  DO NOT pay due diligence fees or ANY fees to Banks or other Financial Institutions for the right to purchase properties they already own/have taken back thru foreclosure.


There are many “alleged and self-proclaimed” gurus out there trying to sell the masses “education and programs” for outrageous and exorbitant amounts of money with absolutely NO guarantees of acquiring a property or making a profit. Many people spend on average $25,000 or more with such companies, BEFORE they EVER make a profit or even acquire a property and there are ZERO guarantees made that they ever will. Most of the practices and promises of these “snake oil sales people”, should be criminal. And most of these people have little if ANY real world/real estate investment experience.

We are aware of these types of practices and you should be too! Rest assured our business does not tolerate these methods and we can help if you've already been pulled in by someone else who does.
